Northeast Minneapolis Slabs and Minnesota Winters

Northeast Minneapolis has older housing stock concentrated along the original neighborhood streets closest to the river, and newer development and conversion filling in toward the northern and eastern edges of the community. The older homes along Central Avenue, University Avenue NE, and the residential side streets have garages with concrete slabs from the 1930s through the 1970s. Those slabs have been through 50 to 90 years of Minnesota winters: decades of road salt, freeze-thaw cycling that reaches well below zero, and the cumulative chloride loading that a seven-month deicing season produces year after year.

The surface condition that results from that exposure is predictable. Salt-accelerated scaling begins at the surface. Freeze-thaw cycling opens hairline cracks from the original pour and pushes them wider every winter. The spalling pattern is most visible around the garage entry, where brine concentrates from dripping vehicle undercarriages, but the chloride migration through the slab spreads the damage zone over time. A Northeast Minneapolis slab from the 1960s that has never been protected is likely showing advanced spalling and cracking when evaluated today.

A heated garage with a slab over soil has moisture vapor pressure that drives upward through the concrete. An unaddressed high-vapor condition under a coating causes delamination from below on a schedule that is highly predictable and entirely avoidable with a pre-installation moisture test.
