Nearly a Century of Clay Movement Under M Streets Slabs

M Streets homes were built primarily between 1920 and 1945, and the garage slabs that came with them, poured concrete in an era before modern admixtures, control joint standards, and expansive soil awareness, have been exposed to Blackland Prairie clay cycling for most of a century. The cumulative effect of that many wet-dry cycles on a concrete slab is visible in virtually every M Streets garage: multiple crack generations, surface scaling from decades of freeze events, deteriorated control joints, and settled edges.

The crack pattern in older M Streets garage slabs is typically complex because the slabs have been through so many movement cycles. Early cracks from the first decades after construction are dormant: the movement that caused them has long since stopped, and the crack edges have matching faces. More recent cracks, driven by the same seasonal clay variation but opened in the last decade or two, may still be active. Without that protection, older M Streets concrete exposed to freeze-thaw cycling over decades develops surface scaling that progressively removes the top layer of the slab.

Diamond grinding is the primary remediation tool for scaled M Streets slabs. The grind removes the compromised surface layer and exposes the sound concrete below. In slabs where scaling is deep, a cementitious skim coat rebuilds the surface elevation before the topcoat coating goes down. The goal is a clean, sound, level substrate from the concrete repair phase, so the coating system has no compromised surface to work over.
