Historic Carriage Houses and What 150 Years of Cincinnati Winters Has Done

Garage slabs under Over-the-Rhine carriage houses and alley structures are often the oldest residential concrete in Cincinnati. Many were poured between 1870 and 1920, with mix designs and aggregates that included Ohio River gravel and local quarry material. Air-entrainment additives, which became standard practice in concrete mix design only after the 1940s, were not part of these original pours. Every freeze-thaw cycle in the Ohio Valley climate has applied its expansion force directly to the slab matrix, with no microscopic voids to relieve the pressure.

The accumulated result after 130 or more Cincinnati winters is a concrete profile that often shows extensive crack networks, severe perimeter spalling, and surface deterioration from the combination of freeze-thaw expansion and chloride attack from generations of road salt tracked in from OTR's narrow streets. Slabs that have also been used for stone or aggregate storage, woodworking, or commercial purposes over their lifetimes carry additional surface contamination from those uses.

Diamond grinding addresses these conditions by cutting the surface down to sound concrete regardless of what has accumulated above it. Structural epoxy injection and polyurea fill repair the crack networks. The result is a prepared slab the coating system can bond to with the mechanical strength the warranty requires. Most OTR historic slabs, even those with extensive accumulated damage, are repairable and coatable.

Installing the Coating System in an OTR Garage

Diamond grinding opens the concrete to a mechanical profile. Structural crack and spall repair addresses the accumulated freeze-thaw and salt damage. The high-solids epoxy basecoat, full vinyl flake broadcast, and UV-stable polyaspartic topcoat are applied in sequence within a single working day.

Its moisture barrier function protects the slab from continued vapor exposure in the often damp ground conditions under historic buildings.

Vapor Emission and Hillside Drainage in Over-the-Rhine

Over-the-Rhine sits below the Mt. Auburn and Mt. Adams escarpments, which means groundwater and surface drainage from the hillsides above flows down through and around the neighborhood. Historic buildings often have basement and ground-floor concrete that sits against earth or below grade, with original drainage that may be inadequate by modern standards. The summer humidity that defines Cincinnati's climate compounds this by raising the moisture available in the subgrade and the slab itself.

Vapor emission evaluation is part of every OTR assessment because elevated vapor transmission through the slab can compromise coating adhesion if not specified around. Where we identify high vapor emission, the specification includes appropriate primer chemistry to manage the vapor pressure and produce a coating system that holds up regardless of the moisture conditions below the slab.
